A Shift in Trends

Prime London real estate has suffered throughout the pandemic, as overseas renters and buyers were unable to travel due to the restrictions and workers moved out to the suburbs. With the travel and social restrictions easing, the upturn in demand has begun.

We have seen a steady increased demand for apartments and homes across London, but most notably in Kensington & Chelsea. With the return of international buyers and renters, popular locations in affluent areas are high on the checklist.

Since working from home became mandatory for many and the possibility of continuing to work from home is an option, the needs of tenants have evolved. Space is now a key desire, more so than ever before. Tenants and buyers want the flexibility to create a dedicated office space which doesn’t impede on their home environment. This could be larger living spaces which can easily be divided, or additional bedrooms used as home offices. The second shift we have noticed if the desire for outside space. The properties which have outside space in the form of balconies or gardens are now more sought after. Both of these shifts are attributed to the pandemic and we expect them to continue to affect buyers and tenants decisions when researching properties.
